The typical “Village” of the Company is
a Mixed Usage property. The featured mixture of usages
is single and multi-family residential, office and
street-front retail commercial. The “Residential
Units” are comprised of single family units (Executive,
Manor, Patio and Town homes) as well as multi-family
garden style condos. The preponderance of the units
being offered on a “For Sale” basis. The
Restrictive Covenants and the Condominium Association
provisions provide each facility with a rental program
for all Village Development Group owned units and for
units owned by third parties desiring to offer those
units for rental. Each Village will feature an extensive
amenities package. In addition to the typical clubhouse,
exercise facilities, pool, tennis courts, walking and
bike paths, each Village will feature a unique blend
of traditional styling, functionality and technology.
The architectural and social focus of each Village
will be the “Village Square” generally
comprised of a clubhouse, exercise facilities and office/business
center.
Communication
and information technologies are designed to be an
integral aspect of The Village. Such amenities
are becoming a pre-requisite to the active lifestyle
of the target Purchasers. This applies to the Village
as a whole and the individual residential, commercial,
retail and club space. This component consists
of a
blending of computer technology in each home and “on-site” wireless
communications. The center piece of the “on-site” communications
network will be the Business Center. The Business Center
is a facility situated within the “Village Square” comprised
of office and conference space. Within the Business
Center a secretarial service will be located to provide
users with document preparation, phone answering, voice
mail, copying and faxing services. The exact nature
of the inclusion of computer and internet technologies
into the design and construction of the residential
units is a matter which is still in the process of
defining and refining.
In
addition to exterior and site maintenance provided
through the auspices of the Homeowners Association
various additional services will be available to residents
on a cash-and-carry basis. Basic management and maintenance
fees will be assessed to residents as Homeowners Association
Dues. The exact nature of these services is being defined.
These services will be adjusted to fit the particular
community and will more than likely include restaurant
taxi, home cleaning and laundry services. The delivery
of these services will be administered through an on-site
staff.
